Is Highlands, NC the Hamptons of the South? Why Travelers Are Spending the Summer in the Mountains

There is a particular kind of vacation where you unpack your suitcase, learn the good table at your favorite restaurant, find your morning coffee order, and stop feeling quite so much like a visitor.

In the South, Highlands, North Carolina, has becoming our version of summering in the Hamptons.

No, Highlands does not have oceanfront estates, beach clubs or Southampton traffic. What it does have is something remarkably similar: a small town with an outsized summer culture, beautiful homes, exceptional restaurants, private clubs, sophisticated shopping and generations of families who return year after year — often for weeks or months rather than a weekend.

And increasingly, you don't have to own a house here to experience it.

Monthly rentals in Highlands, NC make it possible to spend part — or all — of the summer living in the mountains rather than simply vacationing in them.

Is Highlands, NC really the Hamptons of the South?

Not literally. But the comparison makes more sense than you might think.

Highlands has been a summer destination for generations. Sitting more than 4,000 feet above sea level in the Southern Appalachian Mountains, the town has long attracted residents of Atlanta, Florida, Charleston and other parts of the South looking to escape the heat.

Today, that tradition is alive and well.

A relatively small year-round community transforms every summer as second-home owners, seasonal residents and returning visitors arrive. Tables become harder to get. Main Street comes alive. The golf and country clubs fill. The farmers market, galleries, shops, concerts and restaurants settle into their summer rhythm.

You begin seeing the same people at Mountain Fresh in the morning, walking Main Street in the afternoon and having dinner downtown that evening.

That's what makes Highlands different from a typical vacation destination.

People don't just come here to see Highlands. They come here to live in Highlands for a while.

Why spend a month in Highlands instead of a week?

A long weekend in Highlands is wonderful.

A month is an entirely different experience.

With a longer stay, there is no pressure to fit Dry Falls, Whiteside Mountain, dinner reservations, shopping and a scenic drive into 72 hours.

You can hike when the weather is perfect and read on the porch when it isn't. You can have friends visit for the weekend. You can discover which restaurants you actually want to return to rather than simply checking them off a list.

Children can settle into a summer routine. Dogs learn their favorite walking route. Remote work happens from the porch instead of the office.

And eventually you develop something every frequent Highlands visitor recognizes:

your places.

Your coffee place. Your favorite table. Your waterfall. Your grocery run. Your Friday night tradition.

That's when Highlands begins to feel less like a destination and more like a summer home.

Monthly Rentals in Highlands, NC: The New Summer House

Owning a second home in Highlands is wonderful, but it isn't necessary to spend an extended summer here.

A furnished monthly rental offers something in between a traditional vacation and owning a second home.

You arrive to a fully furnished house with a kitchen, living spaces, bedrooms and outdoor areas already waiting for you. There is no property maintenance, no year-round carrying cost and no need to commit to one location permanently.

For families who are curious about the Highlands lifestyle — or who simply want to spend July somewhere cooler — renting for several weeks can be the ideal arrangement.

It is especially appealing for:

  • Families escaping the heat of Atlanta, Charleston or Florida

  • Remote workers who can relocate for part of the summer

  • Retirees considering eventually buying in Highlands

  • Grandparents who want children and grandchildren to visit

  • Families looking for a recurring summer tradition

  • Travelers who want a second-home lifestyle without second-home ownership

What is summer in Highlands actually like?

The biggest luxury might simply be the temperature.

While much of the Southeast is deep into summer heat and humidity, Highlands' elevation creates noticeably cooler days and evenings.

Morning might mean coffee outside in a sweatshirt.

By afternoon, you could be hiking to a waterfall, playing golf, browsing Main Street or having lunch outside.

Evenings lend themselves to cocktails on the porch and dinner downtown.

And because Highlands is a real town rather than a resort development, a long stay doesn't feel isolated.

Within a relatively compact area you'll find excellent restaurants, gourmet groceries, boutiques, galleries, spas, hiking trails, waterfalls, fly fishing, golf, tennis and some of the most beautiful scenery in the Blue Ridge Mountains.

A month can fill surprisingly quickly.

The social side of “summering” in Highlands

This may be where the Hamptons comparison works best.

Highlands has a rhythm to its summer season.

Many families have been coming for decades. Children who spent summers here grow up and return with children of their own. Friend groups overlap. Houseguests rotate in and out. Calendars fill with dinners, club events, hikes, concerts and weekends with visiting family.

But Highlands remains wonderfully unpretentious about it.

You can dress for a beautiful dinner one evening and spend the next afternoon muddy from a waterfall hike.

There is luxury here, but there is also a strong sense that the mountains themselves are still the main attraction.

That combination is part of what keeps people coming back.

What area of Highlands is best for a monthly rental?

This depends entirely on the summer you envision.

Stay close to downtown Highlands

If you love restaurants, shopping and being part of the activity, staying in or near town can be ideal.

You'll have easier access to Main Street, the grocery store, coffee shops and restaurants, while still being minutes from waterfalls and hiking.

This is particularly appealing for longer stays because you don't necessarily want every outing to require a mountain drive.

Stay just outside town

A home several minutes outside Highlands can give you more privacy, outdoor space and the feeling of truly being tucked into the mountains while keeping town convenient.

For many families, this is the sweet spot.

Go farther into the mountains

If your goal is acreage, views, quiet mornings and evenings around the fire, being farther from downtown may be exactly what you're looking for.

For a week, a remote location can feel like an adventure.

For a month, however, we recommend thinking carefully about how often you'll want groceries, restaurants, activities and trips into town.

The best monthly rental isn't necessarily the most dramatic house. It's the house whose location works for your everyday life.

Highlands or Cashiers for an extended summer stay?

We love both, but they provide different experiences.

Highlands tends to work particularly well for visitors who want a walkable town, restaurants, shopping and a stronger sense of being part of a summer community.

Cashiers offers more sprawling mountain scenery, greater privacy, beautiful club communities and convenient access to Lake Glenville and areas such as Sapphire.

For a one-week vacation, the difference may seem small.

For a one-month stay, it matters quite a bit.

When should you book a monthly summer rental in Highlands?

Early.

July in particular has traditionally been one of Highlands' most desirable times of year.

Unlike booking a three-night vacation, finding the right month-long rental requires a property to have a large uninterrupted opening on its calendar. Once shorter reservations begin filling individual weeks and weekends, that availability disappears.

If you know you would like to spend several weeks in Highlands during June, July or August, it is worth looking well in advance.

Travelers with flexibility around their exact arrival and departure dates will generally have the best selection.

Is a monthly rental less expensive than booking by the night?

Sometimes — but the bigger advantage is not necessarily finding a “cheap” Highlands rental.

It's finding the right home for an extended stay.

Some properties offer reduced pricing for longer reservations because the owner has fewer turnovers and fewer gaps between guests. Pricing, however, varies dramatically based on season, location, home size and amenities.

Luxury homes during Highlands' most desirable summer weeks can command a premium.

If you're comparing options, look beyond the nightly rate.

For a month-long stay, things such as a comfortable kitchen, laundry, outdoor space, reliable Wi-Fi, parking, proximity to groceries and enough room for visiting family can matter far more than they would during a weekend trip.

Can you work remotely from Highlands?

Absolutely — provided you choose your house carefully.

For an extended stay, ask specifically about internet service rather than assuming every mountain property has equally reliable connectivity.

Many newer and updated homes have excellent internet, making Highlands increasingly practical for guests who want to work during the week and enjoy the mountains before work, after work and on weekends.

And suddenly spending a month away becomes much easier to justify.

Is spending a month in Highlands worth it?

If you love Highlands after three days, you may love it even more after three weeks.

A longer stay removes the feeling that you're racing through your vacation.

Instead of asking, “What should we do while we're here?” you begin asking, “What do we feel like doing today?”

That distinction is the entire appeal.

Perhaps that is why the Hamptons comparison feels appropriate.

The real luxury isn't simply visiting somewhere beautiful.

It's having enough time there that it begins to feel like yours.
